Hume Planning have successfully secured permission for 38 apartments and dwellings at the site of the former Holly Tree public house at appeal.

The Practice worked with Kent and London-based POD Architects to develop a high quality landmark proposal for the redevelopment of the former fire-damaged Holly Tree public house, situated along Northdown Road, which utilised the site’s prominent corner location to provide a gateway into the main centre of Margate.

The planning and design teams worked hard to address the concerns of the LPA and statutory consultees, but it was ultimately the Inspectorate who allowed the development, with the appointed Inspector concluding:

“My findings are that notwithstanding the building’s contrasting mass and height compared to nearby buildings that its design would be attractive and appropriate to the site’s corner setting…The proposal would result in 38 additional dwellings on a brownfield site in a sustainable location within Margate close to public transport. In my judgement it would make a significant contribution towards addressing the present shortfall in local housing provision.

My conclusion is that the proposed part 3, part 4 storey building would not have a material adverse effect on the character and appearance of the area, and that the proposal would be in accordance with the policies in the Framework. For the reasons given, and having regard to all other matters raised, the appeal is allowed.”

The development site has been cleared in preparation for works to commence on site.
