HUME PLANNING SUCCESSFULLY “DRUMS UP” SUPPORT FOR EDGE OF CENTRE HOUSING REDEVELOPMENT OF FORMER GAS HOLDER SITE

On behalf of clients Sunningdale and Blueberry Estates, Hume Planning, leading the consultancy team, have successfully unlocked a site which had been earmarked for housing development for over 20 years and had represented a local eyesore and it is hoped this planning decision will contribute to the regeneration of Margate and the districts housing need by bringing forward 48 apartments.

The main planning negotiations by the Practice focused on the density of proposed dwellings, the height and design of the scheme and the level of open space and parking provision. The development density was critical for the viability of the site because of the necessary remediation and sites sensitive location above a Principal Acquifer. Hume Planning also led negotiations with the LPA Officers on scheme viability and it was accepted that the development could not support affordable housing provision given the unique site circumstances. Each of these critical factors influencing housing delivery by Sunningdale for a long standing vacant brownfield site were importantly resolved without compromising design quality.

The LPA accepted the case made by the Practice for the many positive benefits of the scheme and we look forward to the site coming forward in 2020 after decades of representing a local eyesore and we hope will help contribute further towards Margate’s continuing regeneration.

Hume Planning whilst leading and project managing the consultancy team worked collaboratively with Thanet District Council officers and statutory consultees to reach this positive outcome. The practice wishes Sunningdale the best in undertaking the most important role…the delivery of housing accommodation to help meet the recognised need, improving the visual appearance of a run down vacant site, creating local jobs and helping toward regeneration and the continued upward spiral of confidence and belief in the East Kent area.
